About this data. Median prices and Q4 2025 to Q1 2026 movements come from PropNex Investment Suite, generated 1 July 2026. Q1 to Q2 2026 movements cover the towns reported so far; the rest are marked awaiting data and will be filled in when URA and HDB release full quarterly statistics on 24 July 2026. Lim Chu Kang and Tengah recorded no resale transactions in Q1, so there is no median to report for them. One thing worth keeping in mind: a median moves with the mix of flats that happened to sell that quarter, so a town with few transactions can swing sharply without every flat there changing in value. Town boundaries are from the Urban Redevelopment Authority Master Plan.

A town median still isn't your flat. Your floor, your remaining lease and your block matter more than the town average. If you want the real number, send me your block and I'll pull the recent transactions there.
